Opera singer needs place to practice

I'm an opera singer who has just moved to Borough, and i need a place to practice, and possibly teach.
All i really need is a space where i can make a lot of noise without annoying the neighbours!
Does anybody know of somewhere cheap, perhaps a studio or rehearsal space?

Try Morley college. I know a singing teacher that used rooms there for her individual lessons and she didn't have any other connection with the college.
There' this page on their site
which might be a bit pricey but it sill might be worth talking to them.

Or a local T&RA hall? Not sure if any of them would break out a room though, and doubt you'd want the whole thing.

The Jerwood on Union Street? I have definitely heard opera singers rehearsing in the rooms of the back block before.
