In a hypothetical situation, if I was the landlord, over, say, a 5 year period, letting on a standard (12 months, with possible break after 6 months) assured shorthold lease contract, how often and for how long would I expect my property to be void, please?

(Assume a typical flat in reasonable condition, with no specific factors that make that flat any easier/more difficult to let than any other flat. Turn over your papers and begin typing NOW).

Thanks

Somebody trying to negotiate his rent would find this sort of information very helpful. ;)

You could go to Landlordzone.co(m/.uk) forums and ask.

A slightly dated article here suggests one month in 12 http://www.arla.co.uk/news/21032005.htm

Apply a reasonableness test, 4-6 weeks between lets and most lets don't last two years.

Thanks. That's sort of what I thought (and you've correctly guessed what I'm trying to do).

I have no practical experience, I merely recycle what others write or say!

Don't say that. We all think of you as the wise young man about town.
