£25k to spare? Become Ernst & Young’s landlord

Investors are being offered the chance to buy into Becket House in Lambeth Palace Road, Ernst & Young's £76.9 million central London HQ.

Commercial property with a reliable tenant is an attractive investment – especially when 84% of the rent at Becket House is guaranteed until 2014 by the government, a previous tenant.

There will be no stamp duty, land tax and only 10 per cent capital gains tax on profits for investors who hold for two years. The 146,000 sq ft office building is opposite St Thomas' Hospital and is let to Ernst & Young on a 22-year lease at a rent of £35.72 per sq ft.

12 storeys high, Becket House was built in 1974 and is held on a 150 year lease from 2001 from Guys' and St Thomas' Charitable Foundation.

Ernst & Young recently surrendered the lease on the adjacent York House, which is due to be redeveloped.

The offer has just opened for applications and will run until 14 July unless fully subscribed earlier. The minimum investment is £25,000. Investment is only available through FSA regulated advisers.
